A Landlord Gas Safety Certificate, commonly known as a CP12, is a legal requirement for any rental property containing gas appliances. Under the Gas Safety (Installation and Use) Regulations, landlords must arrange for all gas appliances, flues and associated pipework to be inspected every 12 months by a Gas Safe registered engineer.

Because we were away on holiday at the time our neighbours had to let Rob from Empro Plumbing in on an emergency call out. Our home was totally flooded with water above the carpeting everywhere. Rob identified the problem , stopped the what was a very fast flow of water and with help of our neighbour removed the carpeting to reduce the damage being caused by water running through the floor into the ceilings in the flat below. He further reduced the water damage in the ground floor flat by putting holes in their ceiling above the bath to steer the water into it.
